Our appraisals employ a weighted combination of three industry-standard methodologies, calibrated to the Bali market.
CMA
COMPARATIVE MARKET ANALYSIS
Estimates the value of a property by comparing it to similar active and recently sold properties. Considers location, size, age, condition, tenure, and features to determine a fair market value range.​
CSA
COMPARATIVE SALES ANALYSIS
Analyses verified sale prices of similar properties to estimate the subject property's market value. Compares recently transacted properties with similar characteristics to arrive at a data-backed price point.
COST
COST ANALYSIS
Equates property value to the cost of constructing an equivalent new property plus land value. Estimates land value separately & calculates the replacement cost to determine inherent property value.
INDEPENDENT BY DESIGN
Most property valuations in Bali are provided by professionals who have a commercial interest in the transaction. Their valuation is not objective, it is shaped by the outcome they want.
